Programs
Conventional, FHA, VA, USDA, jumbo, and first-time paths when the documents already tell the story. Bank statement and DSCR when they do not.
Fannie Mae & Freddie Mac
Conventional loans follow Fannie Mae or Freddie Mac rules. They are often a fit when paystubs, W-2s, and tax returns already show the income you need.
Conventional details →Government-backed
FHA loans are insured by the Federal Housing Administration. Guidelines come from FHA and from each lender that overlays extra rules on top.
FHA details →Veterans & service members
VA loans are backed by the U.S. Department of Veterans Affairs. We help you check eligibility and then shop lenders that actually take VA files.
VA details →Rural housing
USDA rural housing loans are for eligible borrowers and properties in areas USDA maps as rural. Location is a hard filter — we check the address first.
USDA details →Above conforming limits
Jumbo loans are for amounts above the conforming limit that applies to that county. Guidelines vary widely by investor — we shop them instead of guessing from a blog post.
Jumbo details →First purchase
First-time buyers often use FHA or conventional. We look at income, occupancy, and the property — then pick a documentation path. We do not promise that everyone qualifies.
First-time details →For self-employed borrowers
A bank statement loan is a non-QM option that uses your personal or business deposits to show income when tax returns do not tell the full story.
How bank statement loans work →For investors
A DSCR loan looks at whether the property’s rent can cover the housing payment. DSCR means Debt Service Coverage Ratio: monthly rent divided by PITIA (principal, interest, taxes, insurance, and HOA).

Why borrowers come to us
We do not promise a yes. We promise a licensed shop in Florida, Pennsylvania, and New York that will match the scenario to lenders.
FHA, VA, and conventional loans already have agency guidelines. Large lenders often stack more rules on top — overlays — so they can be picky with the files advertising sends them.
Liberty Group Funding, Inc. is a mortgage broker. One application can be matched to more than one investor. The goal is a guideline set that fits the file you actually have.
Realtors and borrowers work with us because we stay in contact. That is a service standard, not a guarantee that every file closes. The lender still has to say yes.
Process
No slogans about nobody else being able to close it. Just a clear path.
Loan type, state, property, and a credit range. No Social Security number, date of birth, or bank account numbers on the web form.
We review the file against the lenders we work with and tell you which documentation path is realistic — conventional, FHA, VA, USDA, jumbo, bank statement, or DSCR.
If a lender issues an approval, we help you through conditions to closing. The lender funds the loan. We do not.
We will not ask for your Social Security number, date of birth, or bank account numbers on this form.
