Fannie Mae & Freddie Mac

When W-2s and tax returns already tell the income story

Conventional loans follow Fannie Mae or Freddie Mac rules. They are often a fit when paystubs, W-2s, and tax returns already show the income you need.

Who this is for

W-2 employees, dual-income households, and borrowers whose tax returns already support the payment.

Primary homes, some second homes, and some investment properties — occupancy rules are lender-specific.

How it works

Income is usually documented with paystubs, W-2s, tax returns, and employment verification. Debt-to-income is a core test.

If that stack already works, there is no prize for using a more complicated program. We still shop more than one investor, because overlays differ.

What to gather

  • Government photo ID
  • Most recent paystubs and W-2s, or tax returns if you are self-employed
  • Purchase contract or current mortgage statement, if you have it
  • HOA information for condos
