First purchase

A first home is a file, not a slogan

First-time buyers often use FHA or conventional. We look at income, occupancy, and the property — then pick a documentation path. We do not promise that everyone qualifies.

Who this is for

Buyers who have not owned a home recently, or who meet the “first-time” definition a given program uses.

W-2 buyers, VA-eligible buyers, and some self-employed buyers. The program follows the file, not a marketing label.

How it works

If tax returns and W-2s already support the payment, we usually start with conventional or FHA. If you are eligible for VA, we check that too.

Gift funds, condos, and condos with HOA issues are common first-time snags. Share those details on the first call.

What to gather

  • Government photo ID
  • Paystubs and W-2s, or tax returns if self-employed
  • Purchase contract if you are already under contract
  • A note if any funds are a gift — we will tell you what the lender needs
