Why Florida files look different
Our office is at 2450 Hollywood Blvd, Suite 503, Hollywood, FL 33020. Hollywood sits between Miami-Dade and Palm Beach, which means a lot of the files we see are condos, 2–4 unit buildings, and short-term rentals — plus W-2 buyers, Veterans, and self-employed borrowers in trades, medicine, hospitality, and agencies.
A Florida condo is not just an address. Lenders want HOA documents, insurance, and a read on special assessments. Buildings with deferred maintenance or rental caps can stall a purchase even when the rest of the file looks fine.
Programs we shop in Florida
Conventional, FHA, VA, USDA, jumbo, bank statement, and DSCR. If the 1040 is full of write-offs and the operating account is not, bank statement is usually the first conversation. If the property itself is the investment, compare that with DSCR.
Short-term rentals
Miami, Fort Lauderdale, Tampa, Orlando, and the Keys all have investor demand for short-term units. Some DSCR lenders will look at platform statements; others want a longer-term lease. We flag that before you order an appraisal so you are not surprised.
Wind, flood, and HOA master policies are property-eligibility issues, not website quotes. We do not publish insurance costs or loan payments here.
This is not a commitment to lend. All loans subject to credit approval, underwriting guidelines and property eligibility. Programs and guidelines are subject to change without notice. Liberty Group Funding, Inc. is a mortgage broker and does not make loans directly.
