How we work

How a mortgage broker works

A mortgage broker does not lend you money. A broker takes your file, matches it to lenders, and helps you apply. The lender underwrites and funds the loan. That is the job Liberty Group Funding, Inc. does in Florida, Pennsylvania, and New York.

Broker vs. bank

A bank or large lender usually has one set of overlays — extra rules on top of FHA, VA, or Fannie Mae guidelines. Advertising sends them files. Overlays let them be picky.

A broker shops more than one investor with one application. The goal is a guideline set that fits the file you actually have, not the file a TV ad imagined.

What we can and cannot do

We can tell you which documentation path looks realistic after we see the scenario: conventional, FHA, VA, USDA, jumbo, bank statement, or DSCR.

We cannot promise approval, quote a rate from this website, or skip underwriting. The legal lender on your Closing Disclosure is the investor who says yes.

What to send first

Loan type (or “not sure”), state, property type, a credit range, and how to reach you. No Social Security number, date of birth, or bank logins on the web form.

This is not a commitment to lend. All loans subject to credit approval, underwriting guidelines and property eligibility. Programs and guidelines are subject to change without notice. Liberty Group Funding, Inc. is a mortgage broker and does not make loans directly.
